What each check means
Gas safety (CP12)
If the property has any gas appliance, a Gas Safe engineer must check it every 12 months. It is a legal requirement, and letting without a valid certificate risks prosecution. Renew it every year.
Electrical (EICR)
An Electrical Installation Condition Report checks the wiring is safe. Landlords in England must have one at least every 5 years and give the tenant a copy. Fines can reach £30,000.
EPC
An Energy Performance Certificate rates the property's energy efficiency and is valid for 10 years. It currently must be E or better to let, and a rule requiring a C rating is expected around 2030.
Deposit protection
If you take a deposit, you must protect it in a government scheme within 30 days and give the tenant the prescribed information. It is a one-off action per tenancy, not a yearly renewal. Miss it and the penalty is 1 to 3 times the deposit.
Licence
Some properties need a licence from the council to be let: houses in multiple occupation (HMOs), or any rental in an area with selective licensing. Not every property needs one. Where it does, the licence lasts up to 5 years and must be renewed.
