ⓘ Simplified honest model: assumes a cash/bridging purchase refinanced onto an interest-only mortgage at your LTV. It ignores bridging interest, refinance fees and void months during the refurb, all real costs that make BRRR harder than spreadsheets suggest. The end value is the number that breaks people: use sold comps for the street, not optimism.

The honest version:BRRR lives or dies on the end value. Lenders refinance on the surveyor's valuation, not yours. If it comes in low, your money stays trapped in the deal. Use sold prices for the same street and property type, then knock 5 to 10% off for humility.
